An innovative A$185 million development taking shape along South Australia's Glenelg foreshore incorporates a major marina, residential, commercial, recreation and tourism features. The Holdfast Shores Consortium comprising builder Baulderstone Hornibrook, developer Kinsmen Group and architect Woodhead International is working on the project in accordance with a development agreement with the South Australian government.
Woodhead International Project Leader, Roger Taylor, said that one of the biggest challenges for this project was finding products that could withstand the extreme seaside environment of south westerly winds, sea and salt.
"We were looking for long life products for the Holdfast Shores buildings, including the roofing, light fittings and outside finishes," he said.
"It was vital to select the correct roofing material and we specified COLORBOND® Stainless steel because we understood it to be one the most durable products available.
"We have also used flashings and gutters made from COLORBOND® Stainless steel for similar reasons.
"With regular inspections and maintenance by the owners this roofing should not need replacement for a long time," Mr Taylor said.
Residents will ultimately take over ownership of the building under a community title scheme.
Rollformer Woodroffe Industries supplied roofing contractor, Specialised Roofing Services, with more than 5,000 square metres of COLORBOND® Stainless steel HI-SPAN® 700 in Woodland Grey®.
Woodroffe supplied all the necessary rainwater accessories in COLORBOND® Stainless steel including flashings, guttering and skylights.
Mr George Cook of Woodroffe Industries said the roofing made from COLORBOND® Stainless steel provided a watertight system which keeps the weather out as it is manufactured in long, strong continuous sheets and is securely fixed from ridge cap to eaves with stainless watertight steel fasteners.
"The steel roof does not dominate the six-storey building and will be a strong secure barrier to hail, wind and the coastal environment," he said.
The Holdfast Shores development involves eight precincts extending from Moseley Square in the south to King Street Bridge at Glenelg North.
The Marina Pier, Light's Landing and Marina East buildings provide 209 residential apartments which were nearly all sold off the plan prior to construction.
Stage one Marina Pier is now completed and offers upper level apartments and a boutique style ground floor with shops and restaurants along the beach front.
