A Gold Coast developer has employed a relocatable steel flooring system to meet specific council requirements for a 216 residence resort style retirement village.

City Contractors Managing Director, Peter Puljich, said the LYSAGHT QUIKA-FLOOR® system fulfilled the local authority's project requirement that the two and three bedroom Sapphire Gardens homes must be relocatable.

The Sapphire Gardens retirement village is situated at Eagleby on Brisbane's southside, mid way between the city and the Gold Coast.

A new A$2 million dollar road bridge over the new eight lane Gold Coast highway provides easy access to the Beenleigh shopping centre, with Brisbane and the Gold Coast just 30 minutes in either direction.

The homes, complete with security fencing, 24 hour guarded access and property maintenance, range in price from A$89,000 to A$95,000.

Mr Puljich said the village offered Gold Coast resort-style residential retirement living to buyers looking for a safe, secure retirement home close to all services.

He worked with BlueScope Lysaght to develop the 11 to 14 square homes on a LYSAGHT QUIKA-FLOOR® sub structure bolted to a concrete site slab.

The LYSAGHT QUIKA-FLOOR® system bolts directly to concrete, all but eliminating the floor vibration found in some relocatable home designs.

The system was a more cost effective solution than traditional relocatable home construction methods, according to Mr Puljich.

"I don't know if anyone will ever want to move the homes because all services and site preparation are included in the price, and these would need to be repeated at the new site," Mr Puljich said.

"But the LYSAGHT QUIKA-FLOOR® component means they can be moved if necessary."

Mr Puljich said the homes' Hebel exterior cladding and COLORBOND® steel roofing combined to provide levels of sound and temperature insulation not generally associated with properties in this price range.

LYSAGHT QUIKA-FLOOR® is an engineered steel flooring system designed primarily for ground floor domestic market applications.

LYSAGHT QUIKA-FLOOR® is manufactured from lightweight, high quality ZINCALUME® steel. Most components are pre-cut at the factory to minimise site work.

The steel flooring system uses uni-piers, LYSAGHT® Cee Purlin bearers and joists, load-bearing joists and angles, bracing and brackets and has been engineered as a simple, cost-effective system that is easy to erect.

Building with framing fabricated from ZINCALUME® steel also helps overcome termite problems, because termites cannot eat a steel frame.
